Clogged Gutter Drain? Notify Maintenance in SmartWebs with a Maintenance Request.
Clogged drains can cause water to stand on the roof and can lead to roof leaks (as water has a way of finding the weakest point). If you suspect you have a clogged drainage pipe or see standing water on your roof, let maintenance know as soon as possible by submitting a maintenance request.
Exterior Lights: Please notify maintenance if your front patio light (on the fence) or exterior garage light isn't working. You may need a new light bulb or a repair to keep these functioning correctly. Your interior patio and front door lights are your personal responsibility. Replacement of the front porch fixture must be approved, and the HOA has extra fixtures if you need one.
Fence Repairs: Fence Repairs & Replacements are to remain in natural cedar state. Do not apply paint or stain to your exterior fences.
Landscapers: Please do not speak directly with our landscapers as sometimes they are under different orders from their supervisor or the board about what they are to have accomplished in their time here. Please direct all requests by submitting a maintenance request.
Roof Leaks: If you see standing water or experience a roof leak, contact the submit a maintenance request right away. Please, when possible, ensure the leak is from the roof and not a window. The Maintenance board member will schedule a time for our preferred roofer to look at damage and estimate repairs. Repairs that are needed but not promptly reported may result in partial home owner responsibility for the cost.
Snow Removal: Snow removal has an automatic trigger point of 4 inches, any action taken for a snowfall less than 4 inches is determined on a case by case basis. If you have an area of concern or a question you can use the form below.
Waste Connections: Our trash picks up on Mondays. If for some reason the trash company is delayed by a holiday or poor weather, typically they are automatically rescheduled for the following day. To arrange for pick up of non-typical trash items such as furniture or if the trash company has missed your alley you can call Waste connections at 303-288-2100. A this time we are not participating in a recycle program.
Please contact submit a maintenance request as soon as possible if you see standing water like this.
