This page will provide the most up-to-date information on the Roof Replacement Project.
Current Status:
Roof replacement begins April 1, 2025 and is expected to be completed by June 1, 2025 depending upon weather.
An attempt will be made to notify residents when their building's roof is being replaced.
Those that have not paid their full Special Assessment should make arrangements to pay as soon as possible to avoid late fees and other actions to collect the assessment.
Special Meeting #1 - August 29, 2024:
Homeowners were presented with the history and current status of the roofs.
Homeowners were shown the cost of upper roof (2nd stories) replacement only.
Homeowners were shown possible financing options (dues increase, special assessment, loan)
An open discussion was held, and ultimately the consensus was that if we are replacing the roofs, we should do the upper and lower roofs.
A survey was asked to be sent to homeowners to get more feedback.
Survey to Homeowners - September 2024:
Homeowners were sent a survey to educate them on the current status of the roofs, the possible options for replacement, and financing options.
A poll was created to obtain guidance for the Board to move towards.
Majority of homeowners who responded to the survey suggested a special assessment only, no monthly dues increase, and the HOA not take out a loan. This feedback was the guidance for next steps with the Board.

Special Meeting #2 - October 30, 2024:
Homeowners were presented with the history and current status of the roofs.
Homeowners were shown the results of the survey that was sent out.
The Board decided at a regular monthly meeting to follow the guidance of the majority opinion from the survey, which was a special assessment only, no monthly dues increase, and the HOA not take out a loan.
Homeowners were provided information on how a special assessment will work.
Homeowners were shown the three bids for roof replacement.
A motion was made to move forward with the bid from Peak Roofing.
Notice of Vote for Special Assessment - December 2024:
Homeowners will be notified of a vote to approve a special assessment.
The cost of the special assessment will be the cost of replacement, divided by 98, and a little extra added for unexpected costs.
Homeowners will need to vote in person, or by proxy at the meeting in early January.
Vote for Special Assessment - January 11, 2025 at 2:00pm in the Clubhouse:
The meeting was held. 71 homeowners voted in person or by proxy.
The vote passed meaning that all homeowners will be assessed $12,100 due March 31, 2025. More information to come.
Additional Work Requests - March 2025
The roofer and HVAC company are willing to offer discounted rates on work while they are on site for the roof project. Homeowners can complete the form to request a quote for additional work.
HVAC work: AC replacement, tune up, evaluation, other HVAC work
Roof work: Interior patio roof repair/replacement, adding/repairing a skylight, other work
